Did you know that as we enter Mid-May we enter a period of time where Students come into New York City to find and rent their dream apartment?

Not just a few hundred but Many Thousands of People....Apartments that you see at 10am will have applications on them by 12 noon!!  Seriously!!



Many of the young people coming in are Students and New Hires and if they don't make the required income of 40 times the rent amount
($80K on a $2000 per month rental, no worries,
(Mom & Dad at 80 Times the rent amount $160K will do the trick)





As a real estate broker for the past 22 years plus in Manhattan,

here is what I can tell you that Will
Help you to Beat The Faster Horse to Your Dream Home:

Here is My Top 3 MUST DO


1.  Hire a Broker  
 
Do Not Attempt to do this by yourself...

If you needed Surgery You Would go to a Professional Surgeon Correct...:)  
The same here...You need a Professional Real Estate Broker.  

How to determine a Professional vs a Non Professional ?  

The number 1 way I determine who is a professional
in their industry is Who Actually Answers their Phone? 
& or if you leave a voice message do
they answer the same day.  

If they don't answer the same day..(need I say more :)

2.  If you are going to have 2 or more roommates

do everything possible to All Be Together
to See the Apartment so that 
You Can Make Your Decision the same day!! 

Especially if its the middle of the month and 
you need to move in the First of the Following Month!! 
(May 20 and you need to move in by June 1)

3.  Have Your paperwork READY to be Submitted by Your Broker 


The Documents You Will Need:



1.  Application 

I always have my clients Fill out the 
Application online so that there are No Cross-Outs.  
It must look Presentable.  
The easier it is for a property manager to read 
your paperwork the better your Chances are!

2.  Signed Letter of Employment stating Salary

3.  Last 2 years tax returns include your W-2's

4.  Last 3 months of bank statements

5.  Last 3 months of Proof of Rent Payments

6.  If you have been working, Last 3 pay stubs

7.  Government Issued ID / Passport & Drivers License

8.  Check Book (be prepared to get Certified Funds)

9.  $100 in cash each for your Credit Reports.

These documents will be needed for you 
as well as for all roommates

If you are going to have a Guarantor 
(usually its parents, 
they will need to provide these documents as well)


If you are coming from out of town, 
come to NY prepared with these docs!!

If the parents own their home, 
proof of Mortgage Payments will be needed.

Keep in Mind, Time is of the essence!! 

Once you give all this to your Broker, 
they will then send it to the property management.  

Usually, if a Broker has a good relationship with Management, 
You can Get Approved within 24 hours at which time you will all
go in to the Broker's office 
To Sign Your Lease and Get Your Keys!!




A Great Broker such as myself will help you set up 
your utilities and anything else you may need 
to make moving into your new home as seamless as possible!!  

For me, the job isn't completed until the day you move in!!
